Contemporary Dutch Barn Conversion in Shipton Oliffe. Arash Noori project managed this £750K project for a Gloucestershire based contractor and their private client. The conversion has won several architectural and building awards and included in the Grand Design magazine.
£1.8 million project for renovation & refurbishment of 5 buildings containing 26 luxury apartments in the Lansdown & Montpellier area of Cheltenham for a private investor. All buildings were Grade II* requiring great care and attention in order to preserve the historical and architectural fabric of the buildings. All works carried out in specific phases and completed ahead of schedule and on budget.
This was a total refurbishment and conversion of an existing house together with a new two storey rear extension to accommodate 4 self contained flats for long term rentals for a private investor. The project was completed a month ahead of schedule and on budget.

A semi-detached 3 bedroom house which has recently been refurbished by PDM as a Joint venture. Due to the high standard of finish this property was rented within a week and for full asking price.
PDM purchased and refurbished this apartment. The apartment was a large one bedroom but with clever re-designing it was made into a 2 bedroom, 2 en-suite bathroom apartment which added a significant value to the property. PDM currently rents this as a furnished serviced apartment.
PDM designed and built this stunning 2 bedroom, detached bungalow in 2011. Within a day of being on the market it was rented for the full asking price.
PDM purchased a dilapidated basement apartment with another investor. Mortgage was not available due to structural defect. Structural defect was not as bad it was reported and easily rectified. By clever re-designing and a high end finish a modern conversion was achieved. The property was sold privately before completion with significant profit. Total period, start to finish, 6 months.
PDM acted as contract quantity surveyor for an investor building a new £1 million development of 11 houses. PDM inspected the quality of the works on regular basis and certified monthly and final payments to the main contractor. PDM also advised the client on CDM regulations and JCT contract.
PDM carried out appraisal, design and complete refurbishment of 3 flats and a house for a landlord. The end result was a significant increase in property portfolio value and rental income with a low maintenance. Proper project management ensured 4 months from start to tenants moving in.
Designed a new block of 5 flats for a private builder/investor. The site was originally an empty commercial building. Following negotiations with the planning authorities, full planning and building regulation approval was obtained.
PDM purchased a house in need of complete refurbishment with a potential building plot. Planning permission was obtained and the site was developed into two 4 bedroom semi-detached properties. One property was sold prior to commencement and the second sold prior to completion. Total project period from purchase to sale of both properties was 8 months with significant profit.
